Q: What does your property management service include?

A: We handle marketing, tenant screening, lease preparation, rent collection, maintenance coordination, property inspections, monthly financial reporting, and construction/renovation oversight through our partnered licensed CBC - everything you need to maximize your rental income and minimize stress.

Q: How often do you provide financial statements?

A: You'll receive detailed monthly statements showing rent collected, expenses, and maintenance costs, all accessible anytime through your dedicated online portal.

Q: Will I be informed about every repair or can you manage them independently?

A: We can manage repairs independently within your approved budget and only contact you for expenses over that threshold, or get your approval for all work done on the property. Either option ensures your property stays in excellent condition.

Q: Do you offer a tenant portal for rent payments and maintenance requests?

A: Yes. Tenants can pay rent, submit maintenance requests, and track status updates online, keeping everything organized, transparent, and the tenants happy.

Q: Are there any hidden fees?

A: No. All fees, including management, leasing, and optional services (such as construction/renovation oversight) are disclosed upfront - no surprises.

Q: How do you ensure compliance with Florida Landlord-Tenant laws?

A: Our team stays up to date on state and local regulations, including security deposits, eviction procedures, fair housing laws, and lease requirements.

Q: If I list my property, do I have to sell it with you?

A: No. Of course we will try to secure the listing, mostly because we know the property better than anyone else.

Q: How do you collect rent from tenants?

Q: Most tenants prefer to pay via ACH through their provided online portal, but they can also drop off a check to our office before, during, or after business hours.

Q: Do I still pay management fees when the property is vacant?

A: Absolutely not.

Q: How much are the management fees?

A: Our management fee is 10% of the amount the property is rented out at. 

Q: How often will I hear from you?

A: As often as you'd like. Some owners prefer to never be called unless there is something urgent, and some prefer monthly check-ins. We go over this in onboarding to ensure you never feel like communication is a problem.
