What does full-service management cost?

Current standard pricing is one month's rent for tenant placement and 10% of collected monthly rent for ongoing management. Review the pricing page for the complete terms and any situation-specific charges.

Do I pay a management fee while the property is vacant?

No monthly management fee is charged while the property is vacant.

Will maintenance invoices be marked up?

No. The vendor's invoice is made available through AppFolio without an added percentage from Real Pinellas.

Can you take over a property that already has a tenant?

Yes. I will review the current lease, balances, deposits, documents, access, and communication history so the transition is orderly.

How will I know what is happening?

You receive direct communication when decisions are needed, plus organized statements, documents, and invoices through the owner portal.
