Cost of Property Management in Pinellas County

At Real Pinellas, we believe property management pricing should be simple and competitive. Here, there are no hidden fees, and as a rental property owner, you will be able to predict your total management costs per year better than with nickel-and-diming firms.

Our Pricing

We offer full-service residential property management throughout Pinellas County. Below is a breakdown of every service we offer and how much that service costs.

Ongoing Management

This fee covers the day-to-day management of your property, including rent collection, tenant relations, coordination of maintenance, verifying work done by vendors, and financial reporting. This fee is 10% per month of rents collected. We do not charge a management fee for vacant property.

Leasing Fee

When acquiring a new tenant for a vacant property, we handle the extensive marketing, professional photography, comprehensive tenant screening, lease preparation and execution, collection of funds, and pre-move in inspection and move-in coordination. This fee is one month of rent. 

Lease Renewal Fee

We do not charge for renewing a lease with an existing tenant.

Maintenance Coordination

We do not charge for maintenance coordination. Real Pinellas proudly does not upcharge on vendor invoices. There is no additional cost for us to visit the property when the problem arises, coordinate the proper vendor, and re-visit the property to verify the work was completed correctly.

All of our clients are entitled to the following services, regardless of the value of the rental:

- Professional rental market analysis

- Quarterly exterior inspections

- Move-in/move-out inspections

- Handling of security deposits & last month rent

- Financial reporting

- Maintenance coordination
