Treasure Island Real Estate & Local Living
Treasure Island is a Gulf-front barrier-island city in Pinellas County, just west of St. Petersburg. Gulf Boulevard connects it with Madeira Beach to the north and St. Pete Beach to the south, while the Treasure Island Causeway provides a direct route to the mainland. For buyers, the important question is not simply whether they like the beach—it is which type of property, location and ownership costs fit the way they plan to use it. For broader pricing and inventory context, see the Pinellas County housing market.
Treasure Island homes and condos
The local housing mix includes beachfront condos, smaller condo and townhome communities, older beach cottages, elevated newer homes and waterfront houses along Boca Ciega Bay and neighborhood canals. Conditions can change block by block. A Gulf-front condo has different insurance, reserve and maintenance questions than a single-family home with a dock, and a property marketed for rental income requires a separate zoning and operating-cost review.

Flood, insurance and storm-recovery due diligence
Coastal due diligence should begin before an offer is written. Verify the property's current FEMA flood designation, elevation information, permit history, prior flood or insurance claims when available, and whether an insurer will issue acceptable coverage at a workable cost. Pinellas County notes that flood zones and hurricane evacuation zones measure different risks, so both should be checked for the specific address.
For a house with a seawall or dock, investigate the condition, permits, maintenance history and expected replacement costs. Condo buyers should review the association budget, reserves, master insurance, deductibles, pending claims, recent engineering reports, milestone-inspection and SIRS information when applicable, and any current or proposed special assessments. Use the Pinellas County Condo Resource Center for the broader review, and the Pinellas condo special-assessments guide when an assessment is already approved, proposed or under discussion.
Short-term rentals are property-specific
Do not assume a Treasure Island property can be used as a vacation rental because nearby homes appear on rental websites. The City of Treasure Island's 2026 guidance says short-term rentals and tourist dwellings are permitted only in certain zoning districts and are not allowed in the RU-75 or RM-15 residential districts. Licensing, tax, occupancy and operational requirements can also apply. Confirm the current zoning and rules directly with the city, then review any condo or HOA restrictions before relying on projected rental income. The city's current guidance is available on its short-term rental information page.
Beach access, parking and daily life
Treasure Island is known for a broad Gulf beach and the paved Treasure Island Beach Trail. Public parking is available in several areas, including Gulf Front Park, downtown and Sunset Beach, but much of it is paid and rules can change. Buyers should also think about guest parking, bridge and Gulf Boulevard traffic, walkability to the beach, and how often they need to reach mainland St. Petersburg.
What I would verify before buying here
- Total monthly ownership cost, including realistic insurance and association expenses
- Flood zone, elevation documentation and evacuation-zone information for the exact address
- Condo reserves, assessments, engineering reports and rental or pet restrictions
- Seawall, dock and permit history for waterfront property
- Parking, storage and beach access—not just the view shown in the listing
- Zoning and licensing before treating short-term-rental income as part of the purchase decision
