Our escrow account allows us to hold last month rents and security deposits to take the liability off your plate. Detailed monthly statements give you transparent accounting, so you know exactly where your money is going, and of course, everyone's favorite - direct deposit: fast, reliable payday.

Tenant Screening & Leases

Our comprehensive tenant vetting process includes screening for credit, criminal, sexual predator, income, employment, renting history, and even behavior of any pets. NO MANAGEMENT CHARGE for vacant property. Our leases are structured to protect you, the owner.

Maintenance and Repairs

24/7 Maintenance Requests: Tenants can submit work orders via their dedicated tenant portal, increasing overall resident satisfaction. Our in-house contractor provides you competitive pricing on all aspects of residential construction, and our extensive construction history allows us to effect many repairs on the spot at no additional cost to the owner.

No Trip Fees

We do not charge a fee for visiting the property. Tenant complains of leak under sink. Instead of sending a plumber first, we visit the property and consult with our onboard Contractor to have an idea of what needs to be done and what it should cost. We do not charge for this trip.

No Upcharge on Vendor Invoices

This is one of our most attractive benefits, as most everyone has had this experience before. Have you ever looked at a bill from your property management company for an invoice for some repairs done and thought to yourself "That should not have costed that much."? It's probably because you are being up charged for no reason. We visit the property before and after the work is completed to verify it's been done and manage and oversee the work. We do not tack on an additional fee. The invoice from the vendor is uploaded directly into our software you have access to, AppFolio.

No charge for lease renewals

Many property managementcompanies will pass on the cost of a lease renewal to the owner or the tenant. At Real Pinellas, we do not pass it on to anybody. The cost of a tenant renewing a lease is zero, and the process is seamless.

What does onboarding look like?

This timeline details the process of how Real Pinellas onboards you and your properties.

Initial Consultation and Info Gathering

We will sit down to go over your specific goals, preferences, and expectations. This will lay the foundation for a customized property management strategy, as everyone has different wants and needs.

Documentation and Contracts

If any of your properties have existing tenants, we will go over the leases. We will also go over and complete necessary documents such as the "Right to List" to fill any vacant properties and the Management Agreement detailing the relationship. We will clarify terms, responsibilities, and any pertinent legalities to establish a clear understanding.

Property Information Gathering

Here, we'll collect all details about all of your properties. Specifications, unique or noteworthy details, maintenance history, existing contracts with vendors such as pest control, HVAC, etc. We will also make any outstanding debts or liens against the property known for documentation.

Software Onboarding

You'll be introduced to our property management software and get your owner portal set up. This key feature will allow you to view the process like no other company offers.

Financial Overview

Here we will clarify our fees. Procuring a qualified tenant for a vacant property is one month's rent. The ongoing management fee is 10% of the rent per month. There is no management fee for vacant property. $1,200 to handle an eviction from start to finish. No fee for lease renewals.

Maintenance and Repair Protocols

We will explain our protocols for handling maintenance and repairs, and establish the maximum dollar amount we are allowed to approve ourselves for work done on the property.

Owner & Tenant Communication

You will never communicate with the tenant, only myself. Our turnaround time for responding to all emails, texts and calls is an absolute maximum of 24 hours, but typically much less. We will also establish minimum communication intervals; if you don't want to hear from me so often, you won't, unless urgent.

I'll answer any questions you may have before management officially begins, and from there, you go on to enjoy your newfound experience of owning rental properties.
