One of the biggest concerns for Florida home buyers today is insurance.
Between rising homeowner’s insurance premiums, flood risks, and changing insurance requirements, many buyers are wondering one thing:
“How much is this home actually going to cost me after I buy it?”
The purchase price is only part of the equation. Insurance can have a major impact on whether a home fits comfortably into a buyer’s budget.
That is where Addendum H, the Homeowner’s/Flood Insurance Addendum, can provide some extra protection during the buying process.
What Is Addendum H?
Addendum H is a Florida Realtors form that allows a buyer to set a maximum amount they are willing to pay for homeowner’s insurance and/or flood insurance.
If the buyer cannot obtain coverage within that limit, they may have the ability to cancel the contract without penalty.
This can be especially important in areas like Pinellas County, where many homes are located near the Gulf, Intracoastal Waterway, or in areas where flood insurance may be required or strongly recommended.
How Does It Work?
The form has two separate options:
Homeowner’s Insurance Protection
A buyer can use Addendum H if they are concerned about finding regular homeowner’s insurance at an affordable price.
The buyer can specify:
The maximum insurance premium they are willing to pay
A deadline for confirming coverage is available
If insurance cannot be obtained within those terms, the buyer may have the option to terminate the contract.
Flood Insurance Protection
Flood insurance is separate from standard homeowner’s insurance and is often a major consideration for Florida buyers.
Addendum H allows buyers to set a maximum flood insurance premium they are comfortable paying.
If flood insurance is available but the cost exceeds that amount, the buyer may have the ability to cancel the contract.
Why This Matters in Pinellas County
Flood risk is something buyers should understand before purchasing a home in coastal areas.
A property near the water may have incredible views, boating access, and a desirable location, but insurance costs should always be part of the conversation.
Before buying, buyers should understand:
Whether flood insurance is required
Estimated insurance costs
The property's flood zone
Previous flood history
How insurance affects monthly expenses
These factors can impact both affordability and long-term ownership costs.
Insurance Should Be Part of the Buying Conversation
For years, buyers focused mostly on the purchase price of a home. Today, expenses like insurance, taxes, and maintenance are becoming just as important.
A home that looks affordable on paper may have very different monthly costs once everything is included.
The best time to understand those costs is before signing a contract.
If you are considering buying a home in Pinellas County, especially a waterfront or coastal property, understanding insurance requirements early in the process can help you make a more informed decision.
Real estate is about more than finding the right house. It is about making sure the home works for your budget and your future plans.
If you're considering buying or selling a home on the barrier islands of Pinellas County, having someone who understands waterfront properties, flood considerations, and the local market matters.
